Nearly everyone has daydreamed about relocating, moving overseas and owning property in a fabulous vacation destination, but dreams require action in order to become reality, especially when it comes to investing in real estate abroad. The truth is, making a major real estate investment requires careful thought, planning and doing the research it requires to find reputable real estate investment companies who will have your back through every step of the process.

“Buying a piece of property in another country is a good strategy for diversifying your investment portfolio, but it’s much more than that, too,” wrote Kathleen Peddicord for U.S. News & World Report’s “Money” section. “While you’re diversifying your portfolio and potentially increasing your net worth, you’re also reinventing your life.”

Why Make A Foreign Real Estate Investment? The biggest reason to consider investing in real estate overseas is simple and relatable no matter who you are: Money. The fact is, regardless of what the world markets are doing, real estate can continue to provide stratospheric returns, even during times of great change.

“International real estate may be the best possible way for investors to amass a fortune over the coming decade,” wrote International Living.

The major reason? There is a finite amount of land… Especially if you are buying property in a prime location in a country that provides essentials like universal healthcare, modern infrastructure and easy residency requirements, all three of which should be on any savvy expat’s moving abroad checklist. When investing in real estate abroad, it’s also possible to invest a relatively small amount of money for a large asset with excellent returns.

“Historically, land has been one of the best hedges against inflation and turmoil,” International Living wrote. “Today, the best real estate investment properties are outside of the U.S.”

Best Countries For Expats Things are much different outside of the U.S. and Canada than they were just a decade ago. For one thing, there are real growth opportunities right next door in places like Mexico, as well as overseas. Credit and mortgage financing is opening up, creating a surge in demand for real estate investment opportunities. There has also been a huge amount of foreign investment money flowing into countries like Mexico in recent years, yet the real estate investment market remains accessible to investors of virtually all sizes.

“Homebuyers open themselves up to more options and a larger range of price points when they’re willing to look in countries other than the U.S.,” wrote CBS News. “If a foreign market is experiencing rapid growth, there’s greater likelihood that buyers will get a large return on their investment.”

Places like Tulum and Puerto Aventuras in Mexico’s Riviera Maya are just a short drive from larger cities like Cancun and Playa del Carmen, yet they offer affordable real estate investment opportunities that anyone who dreams of moving overseas and relocating – whether full time or part time – should consider. Also, Mexico has easy flight connectivity to anywhere in the world, expat-friendly residency requirements and offers high quality universal healthcare (remember that moving abroad checklist?).

“Tulum has been one of the fastest-growing vacation home markets in the Riviera Maya, stretching south from Cancun, in the last five years,” wrote the New York Times. “North Americans are investing heavily in real estate on the Riviera Maya, particularly in Playa del Carmen and Tulum.”

According to CBS News, in addition to Mexico, Portugal, Belize, Panama, the Domincan Republic and Italy are among the best countries for expats.

The Truth About Real Estate Investment Companies It would be great to be able to truthfully say that all of the foreign real estate investment companies are created equal, but as with just about any other profession, that’s just not the case. This is why it’s so important to work with trusted professionals who have decades of combined experience in the market of your choosing, whether you’re thinking of moving overseas and relocating permanently, or are simply looking for a no hassle real estate investment opportunity that can double as a part-time vacation home.

“A rental investment in another country can generate an income stream that’s independent of the U.S. economy,” wrote U.S. News & World Report.

A great litmus test for foreign real estate investment companies to pass is their willingness to worth with a reputable attorney that speaks both the local language and English (or whatever language you speak fluently). Any real estate firm that tries to convince a client that it’s okay to go about buying property without the help of an experienced local real estate attorney is probably up to no good. The bottom line on real estate investment companies? Don’t get caught up in the moment – if a deal is meant to be, it will happen. Otherwise, remember there will always be other opportunities on the horizon – don’t let anyone bully you into something that you don’t fully understand or don’t feel 100 percent comfortable with.
